Many home owners who prepare to sell their home decide they will sell it “For Sale By Owner” and avoid paying any real estate commissions. In a perfect world, putting a sign in the yard and running an ad in a local newspaper might get the job done. But most often, it does not.
There is no doubt buyers search the internet on their own for available properties, but the majority of them – especially first-time home buyers – also work with a licensed real estate professional to help them find, and ultimately purchase, a home. Given that, a seller’s property is given the best exposure to potential buyers when listed in the local MLS – the database where real estate salespeople search for available properties for sale.

Here’s how: We provide sellers with the option of selling their home on their own AND with the help of a licensed real estate brokerage and the local MLS (multiple listing service). Entry into the local MLS also means inclusion on Realtor.com, the industry’s national site and the premier property search utilized by buyers across the US.
Traditionally, when a seller lists a home, they negotiate a % they are willing to pay the real estate companies involved. The most common is 6% … 3% to the listing broker and 3% to the buyer’s broker. (Some companies will agree to less than 6%, some require more.)
At Finger Lakes Choice, we offer an exclusive agency listing at a flat fee – which means you pay us for marketing your property, but NO LISTING COMMISSION! An exclusive agency listing means that as the seller, you are not required to pay any commission to anyone if you find a buyer for your property. Finding a buyer for your property would include any buyer who is not working with a real estate professional – ie, those who contact you directly to view the property after seeing it online or driving by the sign in your yard.
If a real estate agent sees your property in the MLS and finds you a buyer, you still pay no listing commission, however you would be required to pay the buyer’s broker a commission. (The buyer’s broker commission % is determined by YOU at the time of listing. Typically, it is 2-3%, but you determine what you are willing to pay.)
