Our program is simple! Finger Lakes Choice assists sellers who want the best of both worlds: Selling by owner AND listing in the MLS with a licensed real estate broker.
While we are happy to offer traditional full service real estate, Finger Lakes Choice is listening when many sellers say they want to play an active role in selling their property and save more of their home’s equity!
There is NO listing commission. We charge a flat fee of $499 to list and market your property in the local MLS, as well as other online sites such as Realtor.com, Zillow.com, Trulia.com and more!
Best of all, we’re a local company – lending a personal touch. You’re not submitting your payment online to an invisible company and being left to fend for yourself! When we list your property, we’re there in person!
Here’s how it works (Also, see About Us for more details):
- A licensed real estate professional will make an appointment to meet with you at your property, where photos will be taken of the home – inside and out – to be used on the various websites and listing highlight sheets. While there, we’ll lend advice in terms of preparing your property for showings, and ultimately for sale!
- All necessary NYS disclosure forms will be presented at the appointment, and contract of sale will be discussed.
- Property comparables will be brought to the appointment to give you an idea of what other properties yours will be competing with on the market, to help you determine what the best listing price is for your selling strategy.
- We provide a professional real estate “For Sale” sign for your use for the duration of your listing. We also provide “Open House” and directional signs on request.
- Appointments for showings are made directly with you, to fit your schedule. Lockboxes will also be available for your use if you prefer to utilize the convenience of allowing a real estate professional with their buyer to view your property while you’re unavailable.
- Listings are for 6 months, with the option of re-listing for $100 after the 6-month period if your home hasn’t sold.
- If at any time during your listing, your circumstances change and you no longer want to take part in the selling process – we will be happy to change you over to our full service listing contract, and refund the $499 fee, when the house sells and has closed.
